In today’s financing world, buyers have lots of options for obtaining a loan. From conventional to FHA and VA, there seem be plenty of choices. However, one choice often gets overlooked. Owner financing can be a benefit to the seller and buyer in some situations. By learning more about this option, we can offer this to our customers and let them decide if it’s the right option for them.
While there is regulation with owner financing, the entire transaction is much simpler and quicker to close than traditional financing through a bank or lender.
Offering seller financing may also be a way for a seller to obtain more money for their property in a sales price, plus recover even more profit by earning interest on their loan. Though it’s not a good fit for all, it can be a win-win situation for the right buyer and seller.
After taking this class students will be able to:
• Define what seller financing is
• Understand the seller’s and buyer’s perspective of seller financing with both pro’s and con’s
• Explain the application and approval process for the buyer to obtain the loan
• Understand the requirements and obligations of the Dodd-Frank Act where it applies to seller financing
• Utilize the property paperwork for the contract and closing for the seller-financed transaction
• Understand the importance of recommending the seller and buyer consult with an attorney and a tax professional
• Complete a seller’s net estimated proceeds for the seller to review
ATTENDANCE POLICY
1. CE credit will not be awarded to students who miss more than 10 minutes of instructional time. Please allow adequate commute time. No exceptions.
2. Check in with ORRA staff and sign morning and afternoon attendance sheets.
3. FREC requires a licensee attend 90% of each of the classroom hours. Physical attendance is required for the duration of class.
4. Electronic note-taking is permitted on silent devices, only. Cell phone use is permitted during designated breaks.

CANCELLATION/NO-SHOWS
Cancellations not received within two (2) days prior to class start time will result in the forfeiture of the registration fee. Cancellations can be made through ORRA’s Professional Development Department at 407.513.7268 or email at education@orlandorealtors.org
